Terms & Conditions
Last updated: 2026-09-03
These terms govern your use of the Portugal Property Check website and the products described below. By using the site or purchasing a product you agree to these terms. If you are acting for a company or another person, you confirm that you are authorised to bind them.
Who we are
"Portugal Property Check" is the trading name under which this service is provided.
Portugal Property Check is operated by Nuno Cardoso Tavares Sampaio e Pinho, with whom you contract when you use the service.

Full statutory operator information (tax number and professional address) is published on Legal Information.
1. What we sell
Portugal Property Check provides preliminary property planning, buildability and development-feasibility assessments for property in Portugal. Three automated products generate a property-specific report from the information you enter together with public reference data: the Planning & Buildability Assessment, the Full Development Assessment (Planning & Buildability plus Financial Feasibility) and the Financial Feasibility add-on for a Planning Assessment you have already purchased. Professional Review is a separate, human-delivered service described in sections 8 to 10.
2. Preliminary nature
Automated assessments are preliminary. They are produced automatically, depend partly on your own inputs and assumptions, and we do not inspect the property, verify title or obtain municipal confirmation. An assessment is not planning permission, municipal approval, official certification, a guarantee of buildability, a certified valuation, legal advice or investment advice, and does not replace formal municipal confirmation, a PIP, licensing, legal due diligence, architectural design or specialist advice where required. It must not be relied upon as the sole basis for a purchase or development decision. Results depend on the accuracy of the figures you provide; where you use assumed or estimated values the assessment is indicative only.
3. Prices and payment
Automated assessments are one-off purchases — there is no subscription and no recurring billing. Current prices are shown on the site before checkout: Planning & Buildability Assessment €29, Full Development Assessment €49 — launch price €39 while the launch offer applies, standard price €49 and the Financial Feasibility add-on €29 when added later to an existing Planning Assessment. Prices are shown with VAT included where applicable.
When purchases are available, payment is completed on a secure checkout page hosted by our payment provider, Stripe, and presented through Link. For that transaction Stripe acts as merchant of record: it takes the payment, applies any indirect tax due, issues the receipt or invoice by email and provides transaction-level support. Portugal Property Check remains responsible for the assessment itself, its delivery and its support. This does not mean Stripe reviews, approves, certifies or endorses Portugal Property Check or its reports.
The applicable payment, billing, tax, invoicing, cancellation and refund details are shown before purchase. See our Refund Policy · Privacy Policy · Payment provider terms
4. Delivery and refunds
Your report is generated and made available immediately after successful payment, at your express request confirmed at checkout. Because delivery is immediate, refunds for automated assessments are handled as set out in our Refund Policy. Nothing in these terms limits any statutory rights you have as a consumer that cannot be excluded by law.
5. Your account details and acceptable use
You must provide accurate contact details and keep the secure report links we email you confidential; you are responsible for activity carried out with them. You must not misuse the service, including: using it for any unlawful purpose or for fraud or spam; infringing intellectual-property or privacy rights of others; interfering with its security or operation (for example malware, probing, automated scraping or circumventing access controls); or reselling, redistributing or presenting reports as official or certified documents.
6. Intellectual property and licence
We retain all rights in the service, its software, methodology, report design, documentation and branding. On payment you receive a limited, non-exclusive, non-transferable licence to use your report for your own evaluation of the property concerned, including sharing it with your own advisers. You keep ownership of the information you enter and grant us a limited licence to process it solely to provide the service.
7. Availability, suspension and termination
We aim to keep the service available but do not guarantee uninterrupted or error-free operation; public data sources we rely on may be temporarily unavailable. We may suspend or terminate access to the service for material breach of these terms, non-payment, security or fraud risk, or repeated or serious misuse. Paid reports remain accessible through your secure link except where access is withdrawn for one of these reasons.
8. Professional Review
Professional Review is a separate, case-specific professional service and not an automated report. It is advertised from €450 and is scoped and priced separately. It is not included in the automated assessment: submitting a request does not create a paid engagement and nothing is charged online. We confirm the proposed scope and fee separately, and work begins only once the scope and commercial terms are agreed.
9. Scope of Professional Review
Unless separately agreed in writing, Professional Review does not constitute planning permission, municipal confirmation, legal advice, cadastral or legal boundary certification, architectural design, preparation of a PIP or a licensing submission. Those services may be discussed and scoped separately.
10. Cancellation of a Professional Review
A Professional Review request can be withdrawn at any time before you accept the proposed scope and fee, at no cost. Once a scope has been accepted, cancellation and any amount payable are handled according to the terms confirmed with you in writing for that engagement.
11. Warranties and liability
The service is provided "as is"; to the fullest extent permitted by law we exclude implied warranties, including merchantability and fitness for a particular purpose. To the extent permitted by law, we are not liable for indirect or consequential loss (including loss of profit, data or opportunity) and our total liability in connection with an assessment or a Professional Review is limited to the amount paid for it. Nothing excludes liability for fraud, or for death or personal injury caused by negligence, or any other liability that cannot be excluded by law.
12. Changes and contact
We may update these terms; the version published on this page applies to purchases made after it is published. Questions about these terms can be sent through the Contact page or to the email address above.
