How the check works
About 3–5 minutes of inputs, one one-off payment, then a property-specific digital assessment report generated through the platform — which you can share with your architect, lawyer or lender.
1. Find the property
Search the address or listing link, confirm the property on the map — official cadastral parcel, your own boundary or the location point — then add the plot area, what is on the land today and what you intend to build.
2. Choose Planning or Full Assessment
Planning & Buildability Assessment (€29) covers the planning framework, constraints and preliminary buildability. Full Development Assessment (€49 — launch price €39 while the launch offer applies, standard price €49) adds the financial feasibility: costs, GDV, profit, margin and ROI.
3. Pay once and receive the digital assessment
After a one-off payment, the platform generates your report automatically: a score out of 100, the key planning and site findings, a stress test where financial figures are included, flagged risks and a downloadable report with source references. No consultation or appointment is involved.
4. Add Financial Feasibility later
If you started with Planning & Buildability, the Financial Feasibility module can be added later to the same assessment for €29 — construction costs, sale assumptions, profit and ROI.
5. Optional: request a Professional Review (separate service)
If you need greater certainty, request a Professional Review from €450: a human, case-specific review of the property, planning framework, constraints and development assumptions. Optional professional service — not included in the automated assessment. You send the request first; scope and fee are confirmed before any work begins.
What it is not
The automated assessment is preliminary: it does not read every municipal regulation for you, does not confirm development rights and is not planning permission or legal advice. If you need certainty on the planning position, Professional Review is available from €450.
